The possibility of experiencing only a low level of stress while renovating your home might seem as remote as experiencing unbridled joy while stuck in bumper-to-bumper traffic on the 5. And, of course, there are going to be some aspects of home renovations that you would rather do without, such as dust, lack of kitchen use, and strange people coming in and out of your house all day. But having been in the business for over twenty years and successfully completing hundreds of home renovations, I do believe that there are things that you can do to mitigate that stress. To ensure that your home renovations don’t affect your blood pressure, here’s what I suggest you do before you start:

Find the right contractor: This is by far the most important step you can take. Even though you can’t wait to install that beautiful, new countertop and cherry hardwood floors, take the time to find a contractor who is reliable and produces great work. Make sure that you get as many references as possible from each contractor you interview. I recommend that you use a licensed contractor because licensed contractors tend to produce higher quality work than those who are not licensed, and you are more protected if anything should go wrong.

Understand the construction business: Many contractors have more than one job going on at a time, and this isn’t a bad thing: good contractors are busy contractors. However, what this does mean is that it your contractor might not be able to work on your project every day until the job is complete. Another thing that it’s important for you to understand is that the general contractor does not have complete control over the schedule of his or her sub-contractors. Therefore, in order to avoid feeling frustrated, discuss timelines with your contractor up front and agree on a reasonable schedule for both of you.

Expect the unexpected: The contractor doesn’t fully know what he or she is dealing with until the walls come down. That means that you could have mold, water damage, cracked pipes, or damaged electrical lines. In other words, be prepared to go 10-20 percent over budget. And because there can be unexpected issues, you should also make sure to plan for time delays.

Plan what you can: Even though there may be delays that you can’t control, there are ways you can help hasten the process by taking care of what you can in the beginning. For example, have your paint colors, fixtures and cabinet styles decided on before the construction even starts so supplies can be ordered in advance.

I wish I could say that renovations are always seamless and stress-free, but there are definitely ways to mitigate the stress. Also, it helps to keep in mind that when the dust settles you will be living in the home of your dreams.

Open space concepts. Shiny, new appliances. Curb-less showers. Home renovation possibilities are endless—and exciting. It’s no wonder that once you’ve made the decision to renovate, you want to get started yesterday. However, it’s important to remember that you’re putting your beloved vision and your house in the hands of someone else—your contractor. Therefore, although you can’t wait to replace those awful 1980s kitchen cabinets with sleek, new eco-friendly ones, make sure to take the following steps before hiring a contractor:

Educate yourself about your project: Before you reach out to anyone, make sure that you educate yourself about your renovation. Make sure you’re clear about the scope of the project, the available product options, and whether or not a building permit will be required. Knowing about your project will enable you to ask prospective contractor the right questions.

Ask for references: Get as many references as possible. If a contractor does a good job, he or she will gladly give you references. Call as many of them as you can and ask the questions that matter to you. For example, did the contractor start on time? Did they finish in a timely manner? Were they easy to get a hold of? Did they clean up their mess? Were they fair with pricing? Did they welcome the client’s input? You can’t ask enough questions!

Contact suppliers: Find out which tile shops, lumber yards, and kitchen and bath showrooms the contractor uses. These suppliers will know if the contractor is reliable and may also be familiar with his or her quality of work.

Make sure they are licensed: Unlicensed contractors may come in with less expensive quotes, but it’s rarely worth it. If an unlicensed contractor doesn’t follow through on the work or the quality of work you paid for, your only recourse is taking him or her to court. A licensed contractor possesses a minimum amount of experience and has passed a business management test. He or she may have also been subjected to a criminal history background check, and must not have any unresolved contracting complaints outstanding. If a licensed contractor doesn’t follow through on the work, you can file a complaint against the contractor’s license and may also be eligible to apply to the residential contractors’ recovery fund and receive money to have the work corrected or completed.

Be Patient: If your contractor is good, he or she may not be able to start immediately.

An article in Residential Building compiled the findings of design professionals, material suppliers and vendor, all of whom agreed that the following are the home renovation trends for 2014:

Bold Self Expression— Bright colors are in, and cobalt blue looks to be the “it” color for 2014. Gilded frames and layered textiles will also be popular.

Classic Look— 2013 was more about industrial and modern; 2014 is more about classic and relaxed. Wood, metal and stone work will still be used, but they have a more rounded and relaxed feel, which can be complemented by earth shades, raw metal finishes, and distressed wood treatments..

Showers— Showers are becoming more popular than bath tubs, and stand alone tubs are more popular than built in tubs. However, curb-less showers are THE bathroom trend of 2014.

Floating, Eco-friendly Shelves— The new kitchen trend is floating shelves. The idea behind floating shelves is to not take up all the spaces with cabinets, but to leave open spaces and room to hang art. Earth-friendly cabinet— which have no added formaldehyde or non-toxic glues, binders and finishes— will also be popular.

Multigenerational Living— Designing for multigenerational families is also becoming necessary as aging parents are increasingly moving back in with their children and boomerang kids are moving back in with their parents. Design features that accommodate these multigenerational households include wall-mounted sinks for wheelchairs, walk-in bathtubs and motion-sensing faucets.

A long-empty corner of Point Loma Heights is getting a makeover. A developer named Veritas Urban Properties recently broke ground on the empty lot at the
intersection of Voltaire Street and Catalina Boulevard, a site that has stood empty for about two decades, attracting litter and vandalism, despoiling an
otherwise up-and-coming pocket of the Point Loma penninsula.

A Chevron gas station that once occupied the land closed in the early 1990s — back when gas still cost less than two dollars per gallon. While the
structures and underground tanks were removed at that time, the lot required extensive sweeping and several years’ worth of soil testing to meet
environmental regulations overseeing brownfield redevelopment — a process that consumed many years while the lot sat vacant.

The property received approval for development several years ago, just in time to be impacted by the nation’s adverse economic climate. Even while
burgeoning local businesses such as the Sessions Public gastropub and To the Point Café and Bakery opened on adjacent properties, injecting new life to the
neighborhood, the southeast corner remained empty, unused, and unkempt.

Located roughly a mile from the sand of Ocean Beach and just off an exit from Nimitz Boulevard, Point Loma Heights doesn’t receive a tremendous amount of
foot traffic, but as a point of access between Interstate 8 and the residential interior of the peninsula, this intersection does see its fair share of
cars. The empty lot often caught the attention of Veritas co-owner Russ Murfey as he drove by.

Murfey says he and his brother Scott have been on the lookout for “cool urban infill sites,” to develop together, and this one fit the bill.

“Point Loma has a lot going on and Ocean Beach is going through a renaissance,” Murfey says. “It just seemed like a perfect spot.” They bought the land
last year and have embraced the land-efficient concept of mixed-use residential/commercial development, which has also been cropping up lately with
projects in North Park, Golden Hill, and Little Italy.

The Famosa Townhomes, as the project is named, is being designed by Stephen Dalton Architects out of Solana Beach; Murfey Construction will do the
building. It will include nine second- and third-story condominiums and more than 2000 sq. ft. of commercial space at ground level.

Construction is scheduled to finish next fall on the decidedly 21st-century structure, which will feature solar power, pedestrian-friendly walkways, along
with outdoor seating attendant to the commercial space fronting Voltaire.



While construction may disrupt local life in the months ahead, neighbors and residents seem to be embracing the project and the positive long-term effect
it will have on the neighborhood.

Kristen Keltner owns To the Point, which shares a property line with the Famosa project, and will likely bear the brunt of the construction zone’s
inconvenience. Nevertheless, she says the developers have thus far been considerate about their impact on her business. Even as she has erected new
latticework to protect her café’s patio seating from the heavy machinery next door, she anticipates the project will be a great improvement over the vacant
lot, which “attracted trash and graffiti and was basically an eyesore.”

Nearby resident Carrie Gray has been waiting for the lot to be developed for more than eight years, going so far as to walk over with her family on
occasion to pick up trash in hopes of beautifying the space. She also expresses optimism about the change: “In general I am very excited and always
thrilled about building our community and supporting small businesses of OB/Point Loma. We can’t wait for the neighborhood improvement!”

Homeowners throughout San Diego County are waving goodbye to the housing recession, welcoming instead a new market full of potential. The optimism of our current housing market is due in part to the burgeoning growth of real estate sales in the area, especially new homes which have recently become a hot ticket in today’s market.

According to a recent report from the New Housing Monitor, the inventory of new homes in San Diego County is at its lowest level since 2004, indicating a high demand for new construction.

“Builders are frantically grading for the next phase of lots,” Peter Dennehy, senior vice president at Meyers Research, told the San Diego U-T (http://bit.ly/Zwlr89). “But they probably won’t start production on the houses for a couple of months.”

New home communities in Del Sur, Mission Valley, Rancho Bernardo, Escondido, Chula Vista and 4S Ranch are down to their very last new homes.

“They can’t offer any new product,” he said.

Many interested buyers are now searching for alternative options since the San Diego new home inventory is scarce. Updated bungalows, upgraded track homes and elegantly modernized craftsman homes are quickly gaining traction as the next best option for eager buyers.
